We personally interview all prospective tenants and carry out all necessary checks and references, including rent affordability checks. We will let your property professionally and effectively; hassle-free. If you choose one of our management services, you also get the benefit of the unique partnerships we work in. For example, if your tenants find themselves struggling to make a rent payment, we will put them in touch with our partners for financial advice or support – minimising or preventing rent arrears or other problems.
As members of the UK Association of Lettings Agents (UKALA), we adhere to Client Money Protection requirements so any money we hold for you and your tenants is always in a segregated bank account.
We are members of UKALA and are professionally accredited with them. Carla Keegans, our founding Director, has been a Chartered Member and active member of the UK Chartered Institute of Housing since 2001. We have Professional Indemnity and Public Liability Insurance through our providers Hamilton Fraser.
We have over 18 years quality experience working across the UK housing sector letting, managing and building 10,000s of private and social properties so we know what we are doing to save you time, money and hassle.
We are members of the Property Redress Scheme should there ever be any complaints about our agency.
So we have a proactive approach; we do not sit back and let things happen…or not happen. We use our knowledge, experience and networks to get things done, and constantly improve, so your feedback is always important to us.
The money you spend with us as a customer helps us to run our unique social enterprise agency; which in turn helps us to deliver services to people in need - at no extra cost to you! We don't take profits out of the business to do this.
You can pick and choose between our services, at different times or for different properties. Every landlord is different, so we’ll work with you to do what’s best. With us you will always get true value for money because you only pay the monthly fee, (we don't charge any hidden fees, particularly on repairs) combined with our personal service and expert knowledge, experience and absolute dedication to our customers.
We use TDS Custodial scheme – which has no charge. We transfer the money to the TDS account.

SERVICE 1: Find a Tenant only

for when you just need a bit of help

We will:
Find good tenants for your property, after thorough financial assessments and checks, then hand over to you to sign them up to the paperwork.

Good for:

Experienced, often portfolio, landlords who use their own tenancy agreements etc. who are confident they are meeting all legal requirements for lettings. 

SERVICE 2: Find a Tenant and Sign-Up
saving time and giving you peace of mind

£250 + VAT

We will:
Do everything as in Service 1, plus, we will conduct a thorough tenant sign-up process; providing tenancy agreements, inventories, guarantor agreements etc. This is crucial to help ensure successful tenancies, and that you abide by the legal letting requirements.

Good for: 
Busy / absent landlords unable to spare the time to sign tenants up. All landlords wanting peace of mind that the sign-up process is legally compliant. 

*Fee deducted from advance rental monies taken, not required up-front from you. 


 SERVICE 3: Income Management
preventing and minimising rent arrears

​9% of the monthly rental value + VAT

We will:
Manage your rent accounts to minimise arrears at all times and prevent bad debt. We are experts at managing housing benefit/universal credit. We manage rent accounts professionally so that if court action is ever needed, we can provide the evidence needed by a Judge. We are able to do this due to our unique housing sector experience and skills. 

Good for: 
Landlords who can manage repairs themselves but want help to ensure the rent gets paid and arrears are avoided.  Particularly good for landlords who have tenants in receipt of benefits, or tenants who have a history of arrears / make irregular payments. 


SERVICE 4: Essentials Housing Management
giving you complete peace of mind for all property and tenancy management matters

12% + VAT of the monthly rental value

We will:
Provide a full management service that deals with all repairs and rent matters, all tenant matters, all deposit matters, and all disputes. We work to written services standards, so you know what you are paying for, with no hidden charges. We go above and beyond on a daily basis to provide a brilliant service. We manage properties of any rental value. 

Good for: 
All landlords! We tightly control the costs associated with rental properties and this professional and proven approach helps save our landlords money on an on-going basis. We set targets for keeping rent arrears very low, for letting properties quickly, and for controlling reapir costs (whilst also not charging any hidden mark-ups on repairs). So the 12% becomes very cost effective to our landlord customers!

We also work hard to ensure we keep up-to-date with the constantly changing legal regulations affecting private rental properties; giving you extra peace of mind.


PLEASE NOTE: whenever new tenants are required, the Find a Tenant and Sign-Up service will apply as a stand-alone service and charge.

Navigating a changing economic landscape
